About the Project

External Garage Structures

  • Remove the Lot 1 & 2 North terrace balcony tiling, screed, old membranes and grind back to bare concrete
  • Stabilise, repair and seal any concrete cracks and concrete spalling before preparing and waterproofing the terrace balcony and service penetrations with a waterproofing system that incorporates a membrane top and bottom of the screed followed by re-tiling
  • Seal and waterproof the the balustrade supporting track and perimeter hob
  • Remove all of the garage structure external render (including walls, perimeter hob and mouldings), stabilise, repair and seal any substrate cracks, treat the substrate with a salt neutralising agent and apply new acrylic render with incorporation of sealed render movement control joints
  • Prepare and paint the new render with a waterproofing protective painted coating which is resistant to an exposed coastal environment
  • Prepare and seal the interface of the East and West stairs to the garage structure wall interfaces with an external grade elastomeric sealant

Internal Garage Structures

  • Stabilise, repair and seal any brick masonry and concrete cracks and/or concrete spalling
  • Prepare and negative waterproof the garage structure, east, south and west inside walls (which are retaining earth under the stairs and building) with a polymer modified cementitious water cure membrane inclusive of interface seals
  • Prepare and paint the internal walls and ceiling with protective painted coating which is resistant to an exposed coastal environment
