Our Balcony Repair Process

01 Understand the Defect

We review defect reports and engineering documentation, inspect the balcony and the areas where water is reaching, and perform flood testing where required to confirm the source before any scope is priced.

02 Plan the Works

Every building presents different challenges. We develop construction methodologies that consider access, resident safety, weather exposure, sequencing and building operations, including staging balcony by balcony where residents need to remain in place.

03 Repair the Substrate

Any concrete deterioration, cracking or corroded reinforcement is repaired in accordance with the engineer's design, and falls are corrected before waterproofing is reinstated.

04 Reinstate the Waterproofing System

The membrane is installed in accordance with the approved design. Drainage is upgraded where the original provision is inadequate.

05 Verify and Hand Over

Completed waterproofing is tested before tiling or surface reinstatement. Balconies are handed over with the relevant documentation, so owners have a record of what was done and confirmation that the repair has been completed correctly.

What Causes Balconies to Fail

Balcony defects are usually the result of several factors acting together rather than a single fault. The most common causes include:

  • Membrane failure. Older systems perish, lose adhesion or crack under thermal and structural movement.

  • Poor original detailing. Insufficient upturns at door thresholds, wall junctions and balustrade penetrations allow water to track behind or beneath the membrane.

  • Inadequate falls. Where the balcony doesn’t drain to the outlet, water sits on the membrane and against the threshold.

  • Blocked, undersized, poorly located, or badly terminated drainage outlets are frequent contributors to balcony leaks.

  • Structural movement and cracking. Cracks that open through the substrate provide a direct path for water.

  • Core-drilled and surface-fixed balustrade posts that penetrate the waterproofing. Where these details fail, water enters at the fixing and corrodes it from the inside.

  • Concrete deterioration. Once water reaches the reinforcement in a balcony slab, corrosion begins, and the defect becomes structural.

Why does my balcony keep leaking after it's been repaired?

Because the repair addressed the surface rather than the failure. New tiles, fresh grout or a re-applied sealant bead won't stop water that's entering through a failed membrane, an inadequate fall or a poorly detailed threshold. Until the failed layer is rebuilt, the leak returns.

In most NSW schemes, the balcony slab and the original waterproofing membrane form part of common property, making rectification the owners corporation's responsibility under its duty to maintain common property. Boundaries differ between schemes, so the position should always be confirmed against the registered strata plan and the scheme's by-laws.

In most cases, yes. Balcony works are typically staged so only a limited number of balconies are offline at any time. The balcony itself is out of use until handover, and where the door threshold is being rectified, access is temporarily restricted and made weatherproof.
